I know I'm not. I used to rent out houses in Arkansas but took care of all maintenance myself. I'm not able to do so much now, but I still take care of problems. Our renters called last Friday because they only had warm water, not hot. I went and checked. Apparently one of the elements had failed. We're had the house 12 years and don't know how old the tank was. It looked nice, but the company was out of business. By 6 PM we had the electrical panel brought up to code and a new tank installed. About $900 to complete. More than a months rent. The renters were so happy they went ahead and paid January's rent the same day.
